Frequently Asked Questions

Are your services being performed by a licensed Property Manager?

Yes. All services will be performed by a Licensed Broker or Salesperson as required by California Law.

Which areas do you service?

We can provide most services for Tenancies in all of California, however In-Person services (such as In-person document deliveries and inspections) are limited to ensure timely turn around times.  Please see our "In-Person Service Area Map" here.

I have a tenant but we never organized a lease in writing. Will that be a problem?

No. In California, verbal lease agreements are considered "Month-to-Month" agreements. ALCPM can document changes to the agreement with a "Change of Terms" form, but recommend entering into a New Lease Agreement to best document the tenancy moving forward.

How soon should I initiate a renewal before an expiration of lease?

It’s recommended to allow for 60-90 days for a Lease Renewal when there will be in increase in rent, but we can get started sooner than that if you anticipate slow communication with your tenants or if you intend to increase rent by more than 10% (as a 90 day notice will be required.) 

Does ALCPM provide any maintenance or accounting services?

No. Our focus is to assist Housing Providers who are already managing those aspects themselves. We recommend reaching out to our partners who specialize in Full Service Management and Maintenance.

Can ALCPM help me with a property I do not own?

Fraud is on the rise and we will do our best to verify agreements are being made in good faith. For example: Should we be asked to include terms in a lease for tenants to make rental payments to someone other than the owner of record, we may ask for additional information or documentation, and recommend for tenants to perform their due diligence, in an effort to look out for the best interests of everyone involved.

Does ALCPM provide services in other states (other than California)?

Not at this time.
