No. In California, verbal lease agreements are considered "Month-to-Month" agreements. ALCPM can document changes to the agreement with a "Change of Terms" form, but recommend entering into a New Lease Agreement to best document the tenancy moving forward.
It’s recommended to allow for 60-90 days for a Lease Renewal when there will be in increase in rent, but we can get started sooner than that if you anticipate slow communication with your tenants or if you intend to increase rent by more than 10% (as a 90 day notice will be required.)
No. Our focus is to assist Housing Providers who are already managing those aspects themselves. We recommend reaching out to our partners who specialize in Full Service Management and Maintenance.
Fraud is on the rise and we will do our best to verify agreements are being made in good faith. For example: Should we be asked to include terms in a lease for tenants to make rental payments to someone other than the owner of record, we may ask for additional information or documentation, and recommend for tenants to perform their due diligence, in an effort to look out for the best interests of everyone involved.
